Investing in a Community that Preserves the Wild
In the mountains outside Steamboat Springs, eagles, elk and a variety of other wildlife thrive in their natural environment. Its a beautiful habitat, and could be a wonderful place to live, if it was developed conservatively and carefully.

Our friends at Elk River Partners believe humans can play a positive role in this ecosystem, and so do we. That's why we became their financial partners as they develop Marabou Ranch, a community of 62 custom homesteads outside of Steamboat Springs.

Stretching from the side of Deer Mountain to the Elk River, the development sets aside 74% of the land as protected habitat and wetlands. This insures that the people living on Marabou Ranch can minimize their impact on the native wildlife.

Leaving a Small Footprint
The homes at Marabou Ranch pose a minimal risk to their surroundings. Each building uses modern, sustainable materials wherever possible and incorporates innovative design techniques that decrease energy consumption for heating, cooling and lighting.

Working the Land
Life in Marabou Ranch gives its residents the option of working the community's cattle herd, and seeing the fruits of their labor. The herd is kept in areas safest for their surroundings, separated from the delicate riparian area of the Elk river by newly installed fences. What's more, the Selbe family, who has run cattle in the valley for decades, will continue to work the lands as the community of Marabou develops.
